Retail development and phases
Mill Creek Square, an approximately $40-million, 285,000-square-foot community shopping center, is being developed on a 35-acre site situated along the established commercial corridor of Lincoln Highway East (US Route 30-ADT-41,000) in Lancaster (East Lampeter Township), Pa.
Phase I 225,000-square-feet
Phase II 60,000-square-feet
Phase I of Mill Creek Square is 82% leased and anchored by an 87,000-square-foot Kohl’s, a 42,750-square-foot Bed, Bath & Beyond, a 34,500-square-foot Christmas Tree Shops and a 25,000-square-foot Ross Dress for Less. Negotiations are pending with a major and for the restaurant out parcel for Phase I, and with two majors for Phase II. The balance of the shopping center offers approximately 58,000 square feet of space for additional majors, small shops and restaurants, and a bank out parcel or retail pod.

Construction and completion schedule
Construction of Mill Creek Square began in September of 2009 with completion and the grand opening of Phase I in October 2010. Phase II is anticipated to open as early as May 2011.

Mill Creek Square is a development of High Real Estate Group LLC of Lancaster, Pa. High Real Estate Group is the co-developer (with CBL & Associates Properties, Inc.) of High Pointe Commons in Harrisburg, Pa. and York Town Center in York, Pa. High Associates Ltd. is the managing agent for Mill Creek Square. Additional High Real Estate Group LLC affiliates Greenfield Architects Ltd. and High Construction Company are providing the project’s design and construction. Financing has been provided by Integrity Bank.
Location and Trading Area
The site for Mill Creek Square is situated along the established commercial corridor of Lincoln Highway East (US Route 30) in East Lampeter Township, Lancaster County, Pennsylvania. Mill Creek Square will offer high-quality, value-oriented shopping to the community for the benefit of residents living in the Eastern portion of the County who want the convenience of closer-to-home shopping, and from a regional shopping perspective, the center will complement the outlet shopping experiences available in this area, as well as other national value oriented retailers who have wisely positioned themselves here.
Overview/description of the area
The 35+ acre commercially zoned, fully entitled property is in the heart of the value-oriented retail concentration in Lancaster Country situated between the Rockvale Square and Tanger Outlets and near other dominant value-oriented retailers such as Target, Wal-Mart, Costco and Best Buy proximate to the confluence of US Route 30 and Routes 23 and 222 as well as I-283. It is ideally situated for retailers seeking to serve the nearby neighborhoods, the immediate trade area of the Eastern portion of the county, and a far-reaching regional trade area.
